Our services are available in Penang, Malaysia, focusing on heritage properties, seaside condominiums, and hillside estates. Service availability and scope may vary based on property type and location.

4. User Responsibilities

4.1 Accurate Information

You agree to provide accurate, current, and complete information during registration and throughout your use of our services. You must promptly update any information that changes.

4.2 Prohibited Activities

You agree not to:

• Provide false or misleading information to Ivorsen or property owners
• Use our services for any unlawful purpose or illegal activity
• Interfere with or disrupt the operation of our website or services
• Attempt to gain unauthorized access to our systems or data
• Copy, reproduce, or distribute our content without permission
• Harass, threaten, or abuse our staff or other users
• Use our platform to solicit business for competing services

4.3 Property Viewing Conduct

During property viewings, you agree to respect property owners' rules, treat properties with care, and arrive at scheduled times. Failure to adhere to professional conduct may result in termination of services.

5. Service Fees and Payment

Service fees are determined based on the property type and rental arrangement. All fees are quoted in Malaysian Ringgit (RM) and communicated clearly before service engagement.

Payment terms vary by service type and are outlined in individual service agreements. Late payment may result in service suspension or termination.

All fees are exclusive of applicable taxes unless otherwise stated. You are responsible for any taxes arising from your use of our services.

6. Property Rental Arrangements

6.1 Facilitation Services

Ivorsen acts as a facilitator between tenants and property owners. We do not own or manage the properties listed through our service. The rental agreement is between you and the property owner.

6.2 Property Information

While we strive to provide accurate property information, we cannot guarantee that all details are complete or current. You are responsible for conducting your own due diligence and inspection of properties.

6.3 Lease Agreements

Lease agreements are between tenants and property owners. Ivorsen may assist in facilitating these agreements but is not a party to them. You should review all lease terms carefully before signing.

6.4 Deposits and Rental Payments

Rental deposits and monthly payments are made directly to property owners unless otherwise arranged. Ivorsen is not responsible for deposit refunds or rental payment disputes between tenants and owners.

7. Intellectual Property

All content on our website, including text, images, logos, graphics, and software, is the property of Ivorsen or our content suppliers and is protected by Malaysian and international intellectual property laws.

You are granted a limited, non-exclusive, non-transferable license to access and use our website and services for personal, non-commercial purposes. This license does not include the right to:

• Actions or omissions of property owners or other users
• Force majeure events beyond our reasonable control

Our total liability for any claims arising from our services shall not exceed the total fees paid by you to Ivorsen in the twelve months preceding the claim.

10. Indemnification

You agree to indemnify, defend, and hold harmless Ivorsen and its affiliates, directors, employees, and agents from any claims, liabilities, damages, losses, or expenses arising from your use of our services, violation of these terms, or infringement of any third-party rights.

11. Termination

Either party may terminate the service relationship at any time with written notice. Ivorsen reserves the right to suspend or terminate your access to our services immediately if you violate these terms or engage in conduct that we deem inappropriate.
